Window Sash Repairs

Make sure to check the sashes of your windows regularly for signs of damage, mildew and mold. You can reduce future repair costs by catching the issues in the early stages, before they get out of hand.

The sash is the interior framing that can be moved vertically either up or down in windows that are open. This article will show you how to perform simple sash repairs.

Weather Stripping

Wood window sashes give an elegant look to your home. When properly maintained, they will last for a long time. However, they can be damaged or deteriorate as time passes because of exposure to the elements and normal wear and tear. Sash repair experts can restore windows to their original state and maintain their appearance longer than replacement windows.

Weather stripping is the most important issue to take care of when fixing sash windows. It's on both the frame and sash. If it's loose or worn out, it can cause drafts, as well as other issues. Start by identifying the window's brand and the glass manufacturer's date (etched on the glass's corner or the aluminum spacers between panes). Take the sash off, and mark its width and height so that you can purchase replacement weather stripping that matches.

Then, you can remove the sash from the holder and place it on flat surfaces to allow you to reach all four sides. This will protect the putty and give your sash a fresh appearance.

Sash Hardware

The hardware that supports the windows sashes can become worn out over time and with use. This could lead to the window or door that is difficult to open or close. It's important to know that replacing and repair of this hardware is typically simple and inexpensive. If a sash isn't easy to operate, try spraying some grease into the jamb channel then open it to see if it resolves the issue. If not, the issue is most likely due to the sash balance, and you'll have to take off the sash to access this hardware.

Ideally, window sashes should move open and shut with very little effort, however, this can be a difficult task if the weights become worn or if the sash meeting rail isn't properly glazed. This could be caused by various reasons such as a lack of maintenance and an unmatched weight rating.

If the hinge arms of a window are starting to sag, this can cause the sash to drag and eventually strike the frame in the corner directly opposite the hinge arm (Photo 1). To correct the issue make sure the sash is in the proper position within the frame opening and then remove it. If the sash is secured to the hinge arm, you'll have to loosen the hinge arm and replace it (Photo 2). Install the new sash (Photo 3).

Due to sagging hinges, and a general lack of energy efficiency, older windows especially in older homes, may be difficult to open or lock close. In most instances, a few easy repairs can transform these windows into smooth operation and save homeowners money on energy bills.

To complete these repairs to the sash it is essential to have all the necessary tools in place before you begin. Begin by marking the position of the hinge channel on the frame with a pencil (Photo 1). This will make it easier to position the channel in the proper place when you are finished. Take the sash off, and remove all the hardware, including the beads for parting, cords, and chains that help to hold the sash. Soften any hardened putty with a heat gun set to medium and fitted with a shield to block the nozzle. Remove the old sash and store it in an labelled bag.

Sash Weights

Whether your window sash repairs are to replace a damaged cord or just to keep the windows functional by replacing worn out weights on sash can improve sash operation and cut down on energy consumption. Sash weights are composed of heavy lead or iron cylindricals that are contained inside a concealed cavity, and connected by ropes to the moveable window sash. They provide counterbalance that allows the window to be shut and opened without using mechanical or electrical devices. Once the access panel is removed, you can begin working on the sash. Take the narrow beads (also known as "tie rails") out of their grooves using flat bar or chisel. If the sash remains in place, break the mortise-and-tenon joints out with a hammer or screwdriver and then remove each wood peg.
