Window Sash Repairs

Sashes for windows must be regularly checked for mold, mildew and other damage. By catching these problems early you will save money on future repairs.

The sash is an interior framing that can be moved vertically up or down in windows that open. This article will teach you how to perform easy repairs to your sash.

Weather Stripping

Wooden window sashes can give an elegant look to your home. They are also durable and will last for many years when they are maintained properly. They can, however, be damaged or degraded over time due to exposure or normal wear and tear. Weather stripping is the first issue to take care of when fixing windows that have sash. It's on both the frame and the sash. It could cause drafts if damaged or is loose. Begin by identifying the brand of window and the glass manufacturer's date (etched on the glass's corners, or the aluminum spacers between panes). Then, take the sash off and mark its width and height to find new weather stripping that matches.

Next, remove the sash and place it on a work surface to allow access to all four sides. If the sash is double-hung, you'll also need to take off the weights and their accompanying ropes which should have slipped into the pocket of the jamb liner. After removing the sash with the utility knife, you can remove the old weather stripping by hand or using a putty knife.

After the sash is cleared, you can install the parting stops. These are long pieces wood that divide the two sashes. Pam prefers to use standard 1/2-inch by 3/4-inch window trim from the lumberyard. But, you can also use a scrap piece of wood.

After removing the stopper for the parting and trimming it to length, apply a thin coat of glazing compound over the bottom of the sash. Smooth it out using your putty knife and let it dry for at least a few days. After the putty has completely cured, you can apply a topcoat of acrylic latex. This will protect the putty, and give your sash a modern appearance.

Sash Hardware

The hardware that supports window sashes susceptible to wear and tear due to the wear and tear of use, and the result can be a window or door that isn't able to open or close easily. It's good to know that replacing and repairing this hardware is often simple and inexpensive. Because of sagging hinges and a general deficiency in energy efficiency, windows that are old, especially those in older homes, may be difficult to open and close. In most instances, a few minor repairs can transform these windows into smooth operators and save homeowners cash on energy costs.

It is essential to have the tools you require before you start. Begin by marking the location of the hinge channel on the frame with a pencil (Photo 1). This will allow you to get the channel back in position correctly after you've completed. Remove the sash and take out all the hardware, including the beads for parting cords, chains, and cords that help to hold the sash. Heat gun with nozzle shield and a medium setting can soften any putty that has been hardened. Remove the old sash, and place it in a labelled bag.

Sash Weights

Sash weights can be replaced to improve the performance of your window sash, and also reduce the energy cost. Sash weights are made of heavy lead or iron cylindricals that are contained in a hidden cavity and Door are connected via a rope to the movable window sash. These weights function as counterbalances and allow you to open and shut the window without the need for mechanical or electrical devices. When they fail, sashweights are often left unnoticed or disabled by homeowners.

Over time, these cords can become damaged and make it difficult to raise the windows. A new sash cable will give you the ability to raise and lower the sash and keep it in position when opened.

The first step to replace sash cords is to find and remove the access panels in the jambs. They are typically fixed or screwed in and must be removed or moved. It may be possible to remove them with an axe or hammer, but it is always better to lay out dust sheets prior to beginning any work.

After the access panel has been removed, you can start working on the sash. Make the small parting beads (also called "tie rails") out of their grooves with flat bar or chisel. They are usually wedged in or nailed but can be removed, so it's worth taking your time here. If the sash is still in place, remove the mortise and tenon joints using pin punch and hammer or screwdriver, and then take out the wood pegs that are on each component. You should be able to move the sash back and forth without difficulty, though it will probably need some lubrication if it feels stiff.

With the sash in an open position Take a measurement of the sash chain to extend from the pulley at the top of the jamb to the sash slot on the bottom. Cut the cord or chain, and then fix it using Step 6 above. You can do this with a hammer, nails or screws. However nails are less likely to cause damage.

It is best to keep the original weights if you've purchased a kit to replace the counterbalance. It's not too expensive to purchase them from architectural salvage stores and they'll be easy to install once you've got the sash open. Depending on the size and shape of your window you may require one or two sashweights in order to keep the sash open.
